Denver Water’s Lone Tree facility consists of Basin No. 1, which is a 10 million-gallon circular buried tank constructed in 1983, and a pump station. An emergency generator is currently under construction at the site.
The Lone Tree Pump Station and Reservoir play an integral part in supplying water to Southgate Water District and surrounding areas. When the site was developed in 1982, only the first of two planned underground water-storage reservoirs was constructed. Denver Water anticipated the second reservoir would not be needed for another 25 to 30 years.
Since the Lone Tree facility was built, the population served by the complex has grown. Because of the current limited storage capacity at the site, and the facility’s location at the far south edge of Denver Water’s service area, Denver Water has made it a priority to increase storage at Lone Tree. Without additional storage, Denver Water would have to install larger pipes and build additional pump stations, among other construction projects, in the southern portion of our service area to meet future water demand. Therefore, Denver Water has decided to build a second 10-million-gallon reservoir at the site.
The second reservoir, Basin No. 2, will be very similar to Basin No. 1, except the roof will not be buried. Roughly a foot of the tank will be exposed and the concrete will be stained to blend with the surrounding area. Denver Water no longer buries tanks because of water quality and maintenance issues. The basin will be located on the south portion of the property. Construction is planned for June 2011 through December 2012.
The large excavation for the basin will result in about 3,000 truckloads of excess soil. Instead of hauling the soil off site, it will be spread within Prominence Point Open Space to improve the open space for recreation. The plan for the excess soil was developed in agreement with the South Suburban Parks and Recreation District and Lone Tree’s public works department. Once placed in Prominence Point, the soil will be seeded with native grass. There will be limited trail closures during construction, and trail detours will be provided.

Garney has completed work in the new tank and has begun filling for water-tightness testing. Upon completion of testing, earth-moving equipment will be mobilized for tank backfill and grading. Final grades will be established, and landscaping will begin in June (see "Site Information" below for landscaping plans).
Dust will be managed during earth-moving operations with a dedicated operator and water truck. Water will be applied throughout the operation and along all haul roads.

The tank project is on schedule. Garney will complete the remaining internal tank work in the next few months. Denver Water’s landscape plan has been approved (plans are available below). Upon completion of internal work on the tank, stockpiled soil will be transported from the open space area to backfill around the tank. Landscape installation will then begin.
The trail east of the school has been restored to its original condition, and we anticipate it will no longer be used for construction traffic during the project.
Spray from water wagons on site has been used for dust mitigation. Alternate options for controlling the dust include the use of a water truck and/or magnesium chloride treatments. These two methods will be used only when necessary. -

The lid pour for the tank was completed on Sunday, March 4. Thanks to neighbors of the Lone Tree site for their cooperation during the pour. This was the final large pour.
Over the next few months, work will continue inside and around the tank. This work will be less visible as much of the work will occur inside the tank. This work will include: removal of support structures installed inside the tank for the lid pour; finish work and plumbing inside the tank; and finally, cleaning and testing of the tank. More visible work such as the backfill around the tank is scheduled to occur in late May.
Future updates will be issued monthly instead of bi-weekly.

The scheduled concrete pour for the lid of the new tank was postponed and is now scheduled for Sunday, March 4, 2012. This will be an all-day effort, requiring roughly 160 concrete trucks that will pour concrete continuously, until the pour is complete. Without a continuous pour, crews would have to build joints in the slab, which could cause future structural problems and additional construction time.
Workers will begin arriving at 6:30 a.m., and concrete trucks will begin to arrive at 7:30 a.m. We anticipate the majority of concrete trucks will deliver concrete to the site between 8 a.m. and 6 p.m. Concrete pumping trucks also will be on site to facilitate concrete placement. Trucks will enter off of Timberline Road on the trail that runs between Eagle Ridge Elementary School and the Charter neighborhood. Trucks will exit the site through the Wildcat Trail to the west of the project site. This was the principle route for vehicles during the floor placement in October.
Similar to the floor pour, the crews and pumper trucks will be situated around the site. Neighbors who border the project will see concrete trucks entering and leaving the site. We do not anticipate any additional equipment entering the site. Trucks will pass through at 5 miles per hour. Measures to mitigate dust will be taken, and a flagger will be on site to control the flow of concrete trucks. The work may be viewed on the south side of the project and north of Eagle Ridge’s baseball field along the trail which borders the site.
Concrete finishing crews may work into the evening hours. Temporary lights will be in place in case these crews need to work past sunset. If evening hours are needed to complete the pour, we do not expect the noise or the lights to impact neighbors. Garney has permission from the City of Lone Tree to work extended hours on March 4, 2012. We anticipate the entire pour, including the finish hand work, will be complete by 9 p.m. The floor pour ompleted by 5 p.m., however in case of delivery delays, Garney would like to have additional hours scheduled for this pour. Any changes to the pour date will be posted here.

The scheduled concrete pour for Saturday, February 25, 2012 has been postponed. The recent snows and slow snowmelt have impacted the unpaved roads to the work site and have made it difficult to accommodate the roughly 160 concrete trucks needed for the continuous pour.

Work continues on installing reinforcement for the tank walls and deck (roof). The concrete pour for the roof slab is currently scheduled for early February. Because Eagle Ridge Elementary School will be in session, and due to the large number of concrete trucks required, the pour will be done on a Saturday.

Crews will be off on Dec. 24 through 26, 2011 and Dec. 31 through Jan. 2. Trails will be open on those dates.

Nov. 19, 2011
Crews continue to work on erecting forms and placing concrete for the tank walls. Concrete columns, which will help support the top of the tank, are also being formed and placed. The walls and columns are nearing completion. The focus of the work for the coming months will then shift to building the top of the tank. Crews are also working on piping to connect the two tanks.
The work site will shut down Nov. 24 through 27 for the Thanksgiving holiday. Trails will be open during this break.
The landscape plan for the site was approved by the City Council on Nov. 1, 2011. It was decided the stain samples would remain in the weather for three more months before the shade of stain is selected. Samples of the stain can be found under the Oct. 14 update. -

Crews are working on the forms for the walls of the tank and work has begun to connect the new tank with the existing tank.
The north and west slopes of the soil stockpile located in the open space has been seeded with a hydro-mulch mixture. This is only temporary seeding to help stabilize the banks of the stockpile until such time Garney begins to draw soil for backfill around the tank. The open space to the west of the Denver Water property belongs to and is maintained (mowing, weed control, etc.) by the city of Lone Tree. South Suburban Parks & Recreation is responsible for the maintenance of the trail through that open space.Lone Tree has approved the
grading plan. Use of the open space area for surplus soils from the project will reduce truck trips from the site by over 2,000 trucks. Once backfill around the tank is complete, the remaining soil will be graded according to the plan, seeded and trail alignments will be restored.

On Oct. 10, crews completed pouring concrete for the base of Lone Tree Reservoir Basin No. 2. It was a busy day, but everything went smoothly.The slab required 1,300 cubic yards of concrete, which meant more than 125 trucks had to deliver concrete to the site in one day.Thanks to all of the neighbors of the Lone Tree tank project for your patience and cooperation during the floor slab pour. Work continues on preparation for the base of the tank. Recent rainstorms have slowed work at the site. Crews will continue to work Saturdays, including Sept. 17, 2011. Trails will be closed Saturdays when crews are working at the site.

The placement of the lime material, which stabilizes soils, has been completed. Crews are now placing base materials on which the tank will rest. Crews will continue to work Saturdays, including Saturday, September 3, 2011. Therefore, trails will be closed Sept. 3 but trails will be open on Sunday, Sept. 4 and Monday, Sept. 5 (Labor Day). Garney staff continue to monitor all truck traffic which enters and exits the site. There have been a high number of trucks recently as the base material is delivered to the site. Tank excavation is complete. Treatment and placement of lime-stabilized base material in the tank excavation is progressing.
Saturday work will continue in order to make-up time lost to July's weather-related delays. Saturday work hours will follow the City of Lone Tree's regulations for weekend hours.
Tank sub-slab work is on schedule to be finished this month. Tank floor slab prep and reinforcement will follow in September. With Eagle Ridge School in session, all material deliveries will be made using Construction Access Route 1 (Wildcat Trail). The tank concrete base slab placement is tentatively scheduled for early October. Notices will be sent once a date is set for the base slab placement. The base slab placement must be done in one day, which will require a large number concrete deliveries in a single day.

Excavation is almost complete, and crews have been treating and placing lime-stabilized base material in the tank excavation. Due to weather-related delays from an abnormally wet July, work will be scheduled on Saturdays as needed to keep original finish dates. All sub-slab installation is expected to be complete by the end of August, followed by slab prep and reinforcement installation during the month of September. Beginning Aug. 1, deliveries began utilizing Construction Access Route 1. This route will be utilized until Eagle Ridge Fall Break starts on October 10. Base slab placement is slated for the first week of October, and will be firmed up by mid-September.

The excavation for the tank is nearing completion and crews are now preparing the soil at the base of the tank. The existing clay soil has expansive properties; in its natural state, it is not suitable for use for this project. However, Garney is stabilizing this soil with lime to make it an acceptable material. This process of stabilizing the soil has been affected by the rains. Therefore, crews will work on Saturday, July 23, 2011. Crews will follow the approved Saturday hours of the City of Lone Tree, 8 a.m. to 6 p.m.
School begins the week of Aug.1, 2011, at Eagle Ridge Elementary School. Truck deliveries to the Basin 2 project will switch to the access road west of Prominence Point HOA and east of Highlands Ranch (Wildcat Trail). The trail detour for Wildcat Trail (to the west of the current trail) will be put in place. Denver Water has agreed to have truck deliveries on this access at times when trucks will not impact school children walking to and from school. As an extra safety precaution, Garney will have a traffic monitor (flagger) present for the trucks turning onto this access from Timberline Road.
The Lone Tree Emergency Generator project, which has been under construction since summer of 2010, is scheduled to be completed the end of August 2011. As it is a separate project, with a separate contractor, the deliveries to the generator project will continue to pass through the main gate off Chaparral Road.

Garney continues with mass excavation, which should be completed by mid-July. Sub-slab lime stabilization operations will then begin next week and continue through mid-August.This soil stabilization process requires the use of steam. Steam will be seen emanating from a tank located west of the pump station during this process. While it may appear to be white smoke, it is just steam.
Trails are established and will continue to be open to public access every weekend. Despite recent weather events, the project is on schedule, and base slab placement is slated for early October.

Garney and its earthwork subcontractor began excavation for tank construction in mid-June. A water truck has been on site to reduce dust. Because of safety concerns, only one water truck is operating at the site. In addition to the water truck, a dust mitigation material has been applied to the roads to reduce dust. Garney anticipates completing heavy haul operations by mid-July. Once excavation is complete, crews will begin construction of the sub-slab portion of the tank.
Temporary construction fencing will be installed in early July. Trail detours will be in effect during the week. Trails will be open to the public every week beginning Friday evening until Monday morning. The exception will be for the Fourth of July holiday. Trails will be open July 4th.

The emergency backup generator will be delivered to the site on Friday, June 3, 2011 or early in the week of June 6, 2011. Once installation of the emergency generator is complete, tests will be run on the new unit over a two-week period in late June and early July. While the tests are running, there will be an opportunity to verify if the noise generated by the backup generator is within the parameters of the City of Lone Tree noise ordinance.
